Unable to download new templates from version 3.4.6 (I don't have access to them)
It is only possible to download the models from WPBakery (I don't have the models with Elementor).
If anyone has a valid theme license and can make the templates available, thank you.

The theme is nulled perfectly, nothing wrong with the nulling of this.
You can even update to v4.4.4 and it stays active.

The issue is that the theme imports are called from the server api now and not the demo folder from the plugin.
If you install the Xtra theme without the all extra demos in the 'Demo' folder and do not change the php file, then the theme will install perfectly, however when you come to import demos it will call the API and fail somewhere through the import process.
I can change the php file to reflect all the demo imports being in the 'Demo' folder as has been done already, however when I add the 'Demo' folder to the zip and install it again to WordPress, I get the 'Link Expired' error and can't install it with the 'Demo' folder in the zip.
If there was a way to manually import the demos, say from the 'Demo' folder simply on your desktop then that would be great, however it is always going through their plugin.
So as others have said already here, you can use nulled theme perfectly, just not with any imported demos for the time being.

Pretty sure @Ledzepy used my nulling method and integrated my old templates into the theme. However, my templates were from around March. If it is possible to give me the exact names of the missing Demos I will try and get them so they can be integrated.Please read all way to bottom

Can you compare existing 'Demo' folder to the one from this post here or do you need/prefer an actual list?
They appeared to be just some of what was already included, but I may be wrong! All that we had were last updated 14/03/2021. Just need a list of all newer that aren't included. Need the proper names though. I just don't have time to set it all up to check. Then can try and get them.

Just to update, I added 'demos' folder manually and only added templates from demo data zip here.
Installs fine and no errors, however currently only 13 templates in that demo folder instead of the existing 90!
So, later on will go through and add them again and see if one is causing issue, otherwise might all be fine.

Need names of ones we don't have so I can get them. e.g. factory-2, book-shop, dubai-investment.
You can go to ..................
Then hover over the name/hover over Elementor, then you will see the correct name I need. Only need the names of the ones we don't have in my upload in previous post. I just don't have time to do this, but will get them to add to the upload once provided!

@bobsmith - don't worry about these for the moment. Seems there are only 95 and we have 90! 4 of the five attached. Can't get perfume-shop at present. RTL sites NOT available.
@Ledzepy - You said WPBakery themes working fine? Can you add the attached Elementor themes to the package and test please? Then should all be good except for perfume-shop!
